Finishing & upkeep
Property Maintenance
Maintenance is the least glamorous thing we do and the one that saves clients the most money. A blocked gutter dealt with in autumn is a morning’s work; the same gutter left for three winters is a damp wall, a failed plaster finish and a redecoration.
We look after properties on an ongoing basis — reactive repairs when something fails, and planned work booked in advance so it does not become an emergency. That suits homeowners who would rather have one number to call, and landlords who need work documented and turned around quickly between tenancies.
What this includes
- General repairs and carpentry
- Plaster repairs and making good
- Damp investigation and treatment
- Roof repairs, flashings, gutters and downpipes
- Door and window adjustment, locks and ironmongery
- Leak tracing and plumbing repairs
One number
The same team handles carpentry, plastering, plumbing, roofing repairs and decoration, so you are not coordinating four trades.
Documented for landlords
Photographs before and after, itemised invoices and certification where required — everything you need for your records or your agent.
Planned, not reactive
We will put together a simple annual schedule for gutters, external timber, sealant and roof checks so problems get caught early.

- 01

- 03
Repair
Booked to suit
Work carried out at a time agreed with you or your tenant, with photographs on completion.
What drives the price
Why two similar jobs quote differently.
We do not publish fixed prices, because a number without a survey behind it is a guess that somebody has to pay for later. What we can tell you is exactly which variables move the figure.
Bring these to the survey and the quotation will be far more accurate.
- 01Whether the work is reactive or part of a planned schedule, which is materially cheaper
- 02Access requirements — ladder, tower or scaffold for roof and gutter work
- 03Whether the underlying cause has been diagnosed or needs investigation first
- 04Materials, particularly matching existing brick, tile or render
- 05Tenant coordination and access windows for let properties
