Coverage

South London, and only South London.

We are based on Seaton Road in Mitcham and work within roughly forty minutes of it. That is a deliberate limit rather than a lack of ambition — it is what lets us get back to a finished job the same week if something needs looking at.

If your property is just outside the areas below, call and ask. We will give you a straight answer rather than a maybe.

Our base

16A Seaton Road
Mitcham
CR4 3ER

Covering 31 areas across five London boroughs.

Merton and Mitcham

London Borough of Merton

Our home patch — we are based on Seaton Road in Mitcham. Predominantly interwar semis and Victorian terraces, with a lot of side returns still un-infilled and conservation area constraints around Mitcham Cricket Green and Wimbledon Village.

Croydon and Sutton

London Boroughs of Croydon and Sutton

Mostly 1930s semis and post-war housing with generous plots, which makes them well suited to rear extensions and hip-to-gable loft conversions. Both councils are reliable on building control turnaround.

Wandsworth and Lambeth

London Boroughs of Wandsworth and Lambeth

Dense Victorian and Edwardian terraces where side returns, loft conversions and full refurbishments are the common jobs. Party wall awards and restricted access need planning into the programme early.

  • Tooting
  • Balham
  • Clapham
  • Streatham
  • Battersea
  • Earlsfield
  • Wandsworth
  • Brixton

Kingston and the south-west

Royal Borough of Kingston upon Thames

A mix of period property and larger detached housing. Longer programmes and higher-specification finishes are typical, and we take on whole-house refurbishments here regularly.

  • New Malden
  • Surbiton
  • Worcester Park
  • Chessington

Local knowledge

Why the borough matters.

Building control turnaround, conservation area constraints, permitted development limits and the local housing stock all vary by council. Knowing them before you apply saves weeks.

Housing stock

A Victorian terrace in Tooting and a 1930s semi in Sutton need different answers to the same question. We know which is which before we arrive.

Conservation areas

Mitcham Cricket Green, Wimbledon Village and parts of Clapham carry restrictions that change what is possible on the front elevation.

Party walls

On terraces and semis this is nearly always in play. Flagging it at survey stage is the single biggest thing that protects your start date.

Access and parking

Skip permits, controlled parking zones and rear access all affect programme and cost. We price for the property you actually have.

What we do there

Every service, across every area.

Coverage is not tiered. A bathroom in Chessington gets the same team and the same standard as an extension in Wimbledon.
