A full renovation is really a scheduling problem wearing a building problem’s clothes. The trades are not individually difficult; getting them in the right order, with no dead weeks between them, is what separates a four-month job from an eight-month one.

We take on complete refurbishments of houses and flats — typically period properties being brought up to a modern standard, or probate and buy-to-let purchases that need everything doing at once. One programme, one team, one person you call.

Electrics, plumbing, insulation and structural repairs are photographed at first fix so there is a record of what is behind every wall.

Cornicing, ceiling roses, original floorboards and joinery are protected and reinstated rather than stripped out for speed.

    Survey and scope

    2–3 weeks

    Room-by-room survey, condition report, priced schedule of works and an agreed programme before anything starts.

  2. 02

    Strip-out and structure

    2–4 weeks

    Removals, structural alterations, damp and timber works, and any layout changes.

  3. 03

    First fix

    3–5 weeks

    Rewire, replumb, heating, insulation, new windows, and plastering.

  4. 04

    Second fix and finishing

    4–8 weeks

    Kitchen, bathrooms, joinery, flooring, decoration, certification and handover.

What drives the price

Why two similar jobs quote differently.

We do not publish fixed prices, because a number without a survey behind it is a guess that somebody has to pay for later. What we can tell you is exactly which variables move the figure.

Bring these to the survey and the quotation will be far more accurate.

  • 01Whether the property is occupied during works, which affects sequencing and cost
  • 02Condition of the existing electrics, plumbing and roof — a rewire is a very different job from a partial upgrade
  • 03Structural alterations such as removing chimney breasts or forming open-plan spaces
  • 04Damp, rot or subsidence found during strip-out
  • 05Specification of kitchen, bathrooms and flooring, which is usually the largest single variable
  • 06Listed status or conservation area restrictions on windows and external work

Should I move out during a full renovation?
For a whole-house refurbishment involving a rewire and replaster, yes — it is faster, cheaper and safer. For phased work where we take a floor at a time, staying is workable. We will give you an honest view based on the scope rather than what is convenient for us.
How do payments work?
Payment is by bank transfer in stages against completed work, set out in the written quotation. There is a deposit to secure the start date and order materials, then stage payments as each phase completes, with a final balance on handover.
What happens if you find something unexpected?
Older properties nearly always hide something. When we find it we stop, photograph it, price the remedial work as a written variation, and you decide before we proceed. Nothing gets added to your bill without your agreement in writing.
Do you work on flats and leasehold properties?
Yes. Leasehold work usually needs freeholder consent and often a licence to alter, particularly for anything structural or for changes to flooring build-up. We will tell you what consents are needed before work starts.
