The scope behind the finish.

A photograph of a finished kitchen tells you very little about the build. What matters is what sat behind it: where the steel landed, how the floor was corrected, where the services run.

Each project below lists the scope that actually made up the job.

Rear extension and open-plan kitchen

A period terrace opened up at the back: steel into the rear wall, a rendered extension with full-height glazed doors, and a bespoke kitchen with a marble-effect waterfall island under a vaulted roof.

Scope of works

  • Ground floor stripped out and the original floorboards lifted
  • Structural steel inserted into the rear wall to form the new opening
  • Rear elevation rendered white and dressed up to the original stock brick
  • Full-height glazed doors with slim black frames onto the garden
  • Vaulted ceiling with two roof lights over the dining end
  • Bespoke kitchen with integrated ovens and glass-fronted wall units
  • Marble-effect worktops and splashback with a waterfall island end
  • Herringbone flooring laid through the open-plan kitchen-diner
  • Raised beds with stone coping and artificial lawn to the garden

Two kitchen fit-outs: one shown mid-build, with the carcasses cut, assembled and hand-painted in place around an existing chimney breast; the other shown finished, in cream in-frame cabinetry under solid-wood worktops.

Scope of works

  • Carcasses cut, assembled and hand-painted on site, not flat-packed in
  • Cabinetry set around an existing chimney breast, with extraction ducted through it
  • Full-height tall units to the return wall
  • Base and wall units carried around the rear window
  • Track lighting and pendants run in before the doors were hung
  • Solid-wood worktops to the perimeter runs and the island
  • Island built with stool seating to one side
  • Tall housing for a stacked double oven, with the hob set beneath a mantel
  • Undermount sink and bronze mixer set under the window
  • Patterned tile splashback run behind the worktops

A garden rebuilt in two levels: a large-format porcelain terrace against the house, a brick retaining wall and piers matched to the existing brickwork, and wide stone steps down to a lower patio.

  • Existing terrace taken up and relaid in large-format porcelain
  • Retaining wall and piers built in brick to match the house
  • Engineering-brick coping laid to the wall heads
  • Wide stone steps from the terrace down to the lower patio
  • Stone plank borders run around the porcelain fields
  • Borders cleared, edged and replanted along the boundary
